Green Neighborhood Development Initiative

The City of Eden Prairie is seeking interest in the development of a Green Neighborhood for the vacant land at the southwest corner of Eden Prairie Road and Scenic Heights Road.

The City’s primary goals for this project are to increase sustainability/energy efficiency and single-family housing affordability in new construction. The intent of the project is to create a sustainable single-family neighborhood with implementation of “green” measures.

2013 Activity

April 23 — City hosted neighborhood meeting to seek input on the project and draft Request for Proposals (RFP)

April 24 — RFP released

April 30 — City hosted pre-proposal meeting for developers

May 30 — Proposal due date

May 31 – June 17 — City staff review process/interviews of developer teams

June 18 — Presentation of developer proposals at City Council Workshop; City Council directs staff to solicit public input on proposed senior apartment element contained in one of the proposals

July — City of Eden Prairie solicits public input on proposed senior apartment element; comments can be viewed on CITY CONNECT.

Aug. 20 — Presentation of updated developer proposals at City Council Workshop; City Council directs staff pursue Eden Gardens proposal from Homestead Partners

Sept. 25 — City hosts neighborhood meeting for property owners immediately adjacent to development site

Oct. 29 — Presentation on development plans from Homestead Partners at neighborhood meeting

The following is Homestead Partners’ proposed timeline of events following the Oct. 29 meeting:

November — Submittal of Preliminary Plat

Late December / Early January 2014 — Planning Commission meeting for approval of Preliminary Plat

Feb. 24 — Green Neighborhood Development Open House

March — City Council approval for Preliminary Plat

April — City Council Final Plat approval

May — Begin construction, site grading; home construction throughout the summer

November 2014 — Substantial completion of Eden Gardens development
